C+W O’Brien Architects are excited to announce the recent approval of our Cookstown Cross development in Tallaght. This project, granted through the Strategic Housing Development (SHD) process by An Bord Pleanála (ABP), will feature 210 Build-to-Rent (BTR) apartments. These will be housed in a 6 to 7-story urban block on a regenerated brownfield site. At a density of 300 units per hectare, this scheme stands as one of the densest developments approved through the SHD process.
Originally, the application proposed 252 BTR units in buildings ranging from 7 to 9 stories. The ABP inspector recommended approval, emphasizing that the development would positively impact the regeneration of the Cookstown Industrial Estate and surrounding areas. However, the Bord decided to reduce the scale of the project in its final analysis. Nevertheless, we are pleased with the decision, as it sets a new standard for developments within the Tallaght LAP Lands.
Currently, C+W O’Brien Architects are working closely with our client to ensure compliance with planning regulations. We expect to tender the project in the upcoming months. Additionally, this project is part of a larger regeneration effort, which includes 3,500 more units at various stages of planning in the Cookstown, Tallaght, and Walkinstown areas.
