C+W O’Brien Architects were delighted recently to receive a grant of permission for our Cookstown Cross scheme in Tallaght. The grant was delivered through the SHD process with ABP. The granted permission for 210 BTR apartments in a urban block of 6 to 7 stories on this regeneration brownfield site makes it one of the densest schemes granted in the SHD process at 300 units per hectare.

The application was for 252 BTR units in blocks ranging from 7 to 9 stories. The ABP inspector on the scheme recommended that the scheme be granted with a minor ground floor amendment stating that in their opinion “that the proposed development is acceptable in principle and would have a positive impact on the regeneration of the Cookstown Industrial Estate and the surrounding area.” Although the Bord decided to reduce the scheme in is final analysis we are still happy with the result that sets the standard for the Tallaght LAP Lands.

CWO are now working with our client on planning compliance with an expectation to tender the project in the coming months. This project is one of many regeneration projects we are looking at which include another 3,500 at various stages of planning in the Cookstown / Tallaght / Walkinstown regeneration areas.
