Complex of apartment blocks located at the junction of Belgard Road and Blessington Road in the centre of Tallaght.

On a 0.9 ha site, there are 429 apartments (20,529 sq. m) in five 6-8-storey blocks seated on a 2-storey base containing 4,317 sq. m of retail and office space and an underground car park accommodating 220 cars. Total area of development: 32,500 sq. m.


The brief was to provide a proposal to develop the remaining land around the Citywest Shopping centre and provide social and economic regeneration for the development. The result was a mixed-use proposal consisting of a 210 room Hotel, 142 apartments and over 6,000sq.m of new commercial space containing a Cinema, new Anchor Unit, Food Court and new commercial units.

C+W O’Brien Architects have several Build-to-Rent and Shared Living residential projects across Dublin. Their developments are delivering a variety of quality living spaces.


As part of a larger 150 unit residential Scheme for Meath County Council, we were commissioned by BIH Voluntary Housing Association to deliver 17 residential units, a community centre and a clinic.


Project development of 600 residential homes. Planning was achieved on un-zoned land. Construction was completed on schedule and on budget with Phase 1 completed in late 2002.

Phase 3 reconceived in 2018 on foot of a revised planning office development.



A four-star, 124-bedroom hotel including a banquet hall, conference rooms, spa, leisure centre with swimming pool, restaurants and bars.

The three-storey spa includes numerous treatment rooms, saunas and rasul salt grotto. The development also includes a member’s clubhouse for the Christie O’Connor Jnr designed championship golf course.

The development was completed to an ambitious timeline for construction. The lands in question were initially un-zoned and we successfully negotiated for them to be rezoned to residential and hotel use.

Our client had received planning for 99 dwellings. C+W O’Brien Architects were commissioned to evaluate and, if possible, enhance the design.

We resubmitted the scheme and achieved planning for over 150 residential with significantly improved public open spaces. Phase 1 was completed in 2002.


Located in Sandyford, Co. Dublin, the development will provide for much needed student accommodation in the area.

The project consists of an 8-storey development containing 827 student units, student facilities, a gym, management facilities and a café. Using a pre-fabricated modular system, the development will be built offsite and assembled onsite resulting in a short on-site construction period.


Stoneleigh, a Ballymore development, is situated in a prime residential location off Craddockstown Road in Naas.

We responded to our clients brief to design a range of 2, 3 and 4-bedroom houses which complement and enhance the surrounding area while providing the benefits of modern build construction and environmentally sustainable technology.

For example, each house features levels of energy efficiency far greater than the average home. A variety of features work together to ensure lower energy usage and higher levels of luxury. Increased levels of insulation are integrated into the walls, floors and roofs to provide a more environmentally friendly home and a more sustainable way of living.

Most importantly we have designed family homes meeting the evolving needs of different family groups across a variety of house types.
