The project was to facilitate a 5 Star 250 bedroomed Hotel with all associated Ancillary services required on a site of a Protected Structure within the Donnybrook area of Dublin City Centre environs.

The design response was to utilise the existing protected gardens and the existing fabric and create an oasis development within the city urban fabric offering a high-end escape for rest and Luxury. The proposed development was to rationalise the existing structure with varied floor levels by creating a new glazed entrance Atrium that sits between the existing converted church block and existing House. The addition of the 3-bedroom blocks are like the spokes on a wheel, with the central hub of the existing house/chapel and atrium always being the focal point and focus of the resident’s experience. This resonates through to the back of house services ease of access to all areas.

The masterplan brings together a number of different landholdings and produces a joined-up solution where each land holding contributes to the high-end goals of the masterplan and the city development plan in return for mutually beneficial commercial advantages and a greater consumer community objective.
